Delaware Statutory Trust (DST) – A separate legal entity created as a trust under Delaware statutory law. A DST may be used in in a Section 1031 tax-deferred exchange private placement program if structured in accordance with the provisions of IRS Revenue Ruling 2004-86.

In 2004, the IRS ruled DST interests are treated as direct property ownership for tax purposes of a 1031 exchange.  At DST 1031 CONNECT, we look at the whole picture, whether it is a large family trust looking to relinquish properties for wealth transfer, an apartment owner tired of managing properties, or a rental property owner looking to retire–we look at each situation to ensure proper consultation.
